Tahiti Partners Makes a Splash in Oklahoma with Initial Apartment Acquisitions and Approach to Community Revitalization
Ms. Lyons has a long career in real estate and management that began immediately after graduating with high honors from the University of Texas, when she worked for First Austin Properties, one of the then-largest full service commercial real estate brokerage and management companies in Austin, Texas. At First Austin, she was employed as a research and marketing supervisor. After leaving Texas and before joining Tahiti Partners, she was employed in several positions including as the Director of Acquisitions for Western National, one of the largest privately held California apartment holders and managers in the western United States.
Mr. Payne has been acquiring, developing and managing real estate projects for over 35 years. He is also a lawyer and a real estate broker. Mr. Payne has a Bachelor’s degree in finance and was employed for several years with a multinational company in various financial management and accounting positions. During that time, Mr. Payne obtained his juris doctor from Loyola Law School, Los Angeles, and then practiced law for many years with a few significant law firms in Southern California. Mr. Payne represented banks, lenders, real estate developers, family trusts and other real estate and corporate interests. Mr. Payne has taught and spoken to many real estate groups including being a key note and panel speaker for IREM, BOMA, and the State Bar of California and he has written several articles on commercial leases and commercial real estate transactions.
Mr. Payne left practicing with law firms in 1999 to develop and to manage real estate projects. Mr. Payne is the broker and principal of GJ Property Services, Inc., a commercial property management company that has been doing business in Long Beach for more than 40 years and manages numerous commercial and residential properties in metropolitan Los Angeles.

Mr. Thompson heads Tahiti Partners’ forward planning, construction and renovation activities. He is a veteran licensed general “B” contractor and has been in the construction industry for more than 30 years.
Mr. Gilbert is a licensed California attorney and real estate broker. Adam was born and raised in Palm Springs, California and is very familiar with the local real estate markets. After graduating from the University of California, Santa Barbara, he attended Whittier College School of Law as a Dean’s Merit Scholarship Recipient and graduated cum laude. Immediately upon graduation, Adam worked as a civil litigation and trial attorney at a well-known law firm in Palm Springs, California. During that time, Adam also established and managed his own real estate brokerage overseeing numerous agents in both residential and commercial real estate transactions in the Coachella Valley. Adam is on the Board of Directors of the Palm Springs Boys and Girls Club and Cielo Vista Charter school, a member of Urban Land Institute, the Warren Slaughter-Richard Roemer Inn of Court, and an Advisory Board Member of CDAR Young Professionals Network.
Mr. Johnson has managed commercial properties and apartments for more than 40 years. The company he founded, GJ Property Services, Inc., led today by his son, Don Johnson, Geoffrey Payne and he, began in 1967 after Mr. Johnson left what was then the largest commercial property management company west of the Mississippi River, The William Walters Company. Mr. Johnson is a Certified Property Manager (CPM) under IREM and has held many certifications and been given many awards over many years. GJ Property currently manages several hundred thousand square feet of office and retail projects and more than 700 apartment units. Mr. Johnson has a business degree from the University of Puget Sound, Washington.
Don Johnson is the President of GJ Properties and has been in the property management business since he was a freshman in high school, which continued while he attended California State University, Northridge, and for the next 30 years.
Ms. Bruce leads the Tulsa, Oklahoma, property management operations. She has worked in every capacity in apartment management, from small to very large complexes, for 25 years. She has orchestrated lease-up and management training procedures and continues to escalate income and reduce turn over in a soft markets. Ms. Bruce has worked and over seen “tax credit” properties and has profound knowledge of Tulsa Housing procedures. Ms. Bruce currently has her Oklahoma Real Estate License.
Terra Partners Builders, Inc., is a licensed general contractor and is the primary contractor for purposes of constructing Tahiti Partners’ projects or managing construction of other contractor’s projects. Terra also contracts for fee third party construction and tenant improvement projects. Terra and its direct affiliates and principals have been involved in the development, construction and management of hundreds of thousands of square feet of commercial building projects, homes and apartment complexes.
GJ Property Services, Inc., is a licensed property management company, founded in 1967 by Eugene Johnson. GJ is a metropolitan Los Angeles based full-service property management company that manages hundreds of thousands of square feet of office and retail space and hundreds of apartment units. GJ has also overseen construction of numerous ground up and renovated commercial buildings and has personally managed and constructed hundreds of office and retail tenant improvement build-outs. Among other relevant projects, GJ manages and its principals are owners of an approximately 83,000 square foot commercial project of which about two-thirds is leased to several agencies of County of Orange, including the Department of Social Services’, the Public Defenders’, and the Prosecutors’ offices.
Evolution Management Corp. is a property and asset management company located in Tulsa, Oklahoma, which manages apartment complexes of which it is also a principal. Currently Evolution manages 329 units located in Tulsa. Evolution was founded in 2012 by principals of Tahiti Partners Properties Corp. and GJ Property Services, Inc. and is overseen by an Advisory Board of key industry experts.

Paramount Shopping Center
Tahiti Partners and its affiliates advised a client to demolish a small, problematic apartment complex and instead develop a shopping center, which was a better use of the property. Development of the property was approved, construction began, and Tahiti Partners’ affiliated property management company managed and leased the available retail space. When the property was completed, the partnership sold the complex for a substantial profit.
Cypress Professional Building
Located on the corner of Cerritos Avenue and Walker Streets n the City of Cypress, this fully leased building is located within walking distance of over 3,000 residences. The building is a first-class, two story medical and retail facility, with current lessees including a cardiology group, a family medical practice, and a radiology group. Local street traffic averages over 35,000 vehicles per day.
Westminster Office and Retail Complex
Tahiti Partners and its affiliates purchased and completely renovated an approximately 82,000 sq. ft. office and retail complex in the 1990s, turning an originally unprofitable location into a property that returned all investments to its investors and principals within 10 years of its acquisition. The property continues to be managed by a Tahiti Partners’ affiliate and generally maintains around 95% occupancy. Currently, Tahiti Partners is working on plans to completely remodel the retail portion of the property from a large (8,200 sq. ft.) one-tenant space to a multiple tenant building.
For over 35 years, the principals of Tahiti Partners have successfully formed commercial and residential property partnerships in Southern California and Oklahoma. The present ownership is valued at over 40 million dollars.
